Terms and Conditions

By agreeing to book a reservation with Sandy Feet VR, LLC; by providing us with the
personal booking information necessary to complete your reservation; and by providing
us with your credit card information, you agree to be bound by Sandy Feet Vacation
Rentals ‘Terms & Conditions’, which includes our ‘Cancellation Policy’. Until a
reservation is confirmed rates may change without notice.

 

RESERVATION DEPOSIT AND PAYMENTS: A $300 reservation deposit fee is due
upon confirmation of the reservation. The total is due within 30 days prior to your check
in date. If check in date is within 30 days, then the entire balance is due upon booking
your reservation. If you have a credit card on file it will be charged automatically unless
other payment arrangements are made. Please review your reservation and make sure
all the information including check in and check out dates are correct.
PAYMENT TERMS: Reservation payments are to be made on Guest’s credit card.
Rental Properties can be booked online with major Credit cards.

CANCELLATION POLICY: Our cancellation policy is the following: The Guest has 24 hours from making the reservation to cancel the booking for a full refund. However, this waiver of
cancellation fee is not extended to last minute reservations, those made less than 2
weeks before the arrival date. After 24 hours from the booking time, the
deposit amount or total paid to date is forfeited as the cancellation fee. No
refunds are issued for early departure and/or evictions. Since all payments after the
said 24 hours are nonrefundable, we highly recommend you purchase Travel
Insurance, which is the only way to compensate Guest for trip cancellation. We do
not offer refunds for any travel or weather-related issues. We recommend and
encourage the purchase of travel insurance at the time of booking to protect your
investment in your vacation. Written notice of cancellation, via email, at least 90
days prior to arrival for 4 Weeks or longer guests, and 30 days prior to arrival for
reservations of less than a month is required. SandyFeetVR has the right to cancel
and open the unit up for rental if there is an unpaid balance within 30 days prior to
arrival. If you do not receive a Cancellation Confirmation within 48 hours of notifying
us, please call us immediately at 727.333-5951.

RATES: Rates, terms and applicable taxes are subject to change without notice. Sandy
Feet VR reserves the right to move Guest up to 30 days in advance to a comparable
property or refund the Guest the amount paid.
RENTAL DAMAGE WAIVER: Each booking incudes a non-refundable limited
damage waiver. The Damage Waiver does not replace or negate Guests’
responsibility for all members of their party and visiting guest as the primary renter.

The non-refundable Rental Damage Waiver covers unintentional damages to the
rental unit interior/exterior that may occur during your stay, provided they are
disclosed to management prior to check-out. Any damages that exceed $500 will be
charged to the credit card on file. Certain terms and conditions apply. This is a non-
insurance program between the renter and the homeowner. This Rental Damage
Waiver does not cover excessive cleaning fees, damages to golf carts or damages
caused by pets. We reserve the right to charge an additional refundable damage
deposit for Spring Break, large groups and other circumstances at the sole discretion
of the manager on a case by case basis.


CHECK IN AND CHECK OUT: CHECK IN AND CHECK OUT: The rental period
begins at 4:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of
departure. There are no early check ins or late check outs allowed during the Spring
Break or Peak Summer between Memorial and Labor Day. Early check ins or late
departures will incur an extra charge of a one-day rental plus tax, subject to
management approval and discretion. Early check-ins or late departures will incur an
extra charge of a day's rental plus tax. The properties are professionally cleaned and
inspected before and after each rental to ensure that all guests have a clean
comfortable stay. Please be thoughtful of renters who may be checking in on the same
day that you checkout. Occasionally delays may occur during peak season.

 

DAMAGE AND CLEANING ISSUES: Any damage or cleaning issues noticed upon
arrival should be reported to Sandy Feet VR iimmediately. If damage or cleaning issues
are not reported within 3 hours of your arrival, your credit card may be charged for the
cost of the repair. All general maintenance issues should also be reported so the unit
can be kept in good repair. You must contact Sandy Feet VR to address any cleaning
issues within 3 hours of your arrival.

 

You will not incur any additional charges if the following items are adhered to:


● No damage is done to the unit or its content including the linens.
● All linens are in the unit.
● No items are missing upon the inventory check. (This includes, but is not
limited to, transferring items to other units.)
● All debris, garbage and discards are placed in proper containers.
● All soiled dishes are placed in the dishwasher.
● There was no exceeding the maximum occupancy of the unit.
● There was no smoking or evidence of smoking in any unit.
● Unit is left in neat condition.
● Pet friendly units show no sign of pet damage or excessive cleaning


If you experience any problems whatsoever with the vacation property during your stay,
please contact us at 727-333-5951 and we will do our best to rectify the matter as soon
as it is practically possible. Should a problem remain unresolved, you are required to
notify us in writing within 7 days of your return. No action can be taken, or liability
accepted for any complaints received after this period. We aim to resolve complaints
within a two-month period from receipt, the details of which will be kept confidential to
only the parties involved. Any unresolved disputes or legal action will be resolved in the
State of Florida. Please note that as Florida is a southern tropical State, insects such as
ants, palmetto bugs, lizards and the like are occasionally inevitable and are not cause
for complaint. The vacation property is treated periodically as part of a pest and termite
control program and is cleaned after each rental.

 

Our units are individually owned. We are not a hotel and do not offer daily maid service,
extra towels and sheets or room transfers and upgrades.

NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed
outside by any open window/door.


SEVERE WEATHER: We do not refund rents or deposits lost due to canceled or
shortened stays because of weather. Departures due to inclement weather do not
warrant refund of rent or deposit. We strongly suggest that guest purchases Vacation
Travel Insurance during the hurricane seasons and offer the purchase of travel
insurance at the time of booking or several weeks before your check in date.


PET POLICIES: Strictly enforced (Allowed in Pet Friendly Units Only): There is a
maximum of two pets per reservation allowed in each unit unless otherwise approved by
management. The discovery of any unreported pet/pets after check in will result in a
penalty fee of $300 per unreported pet. Guest pets must be treated for fleas and ticks
prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic
bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair
must be cleaned up prior to departure. An additional $300 fee will be charged if there is
any report of pet hair on bedding and sofas, urine or feces left at the unit. Guest pets
must be always leashed when outside of the unit (unless rental has a fenced yard) and
under no circumstances are Guest pets allowed on the beach. The violation of any
terms of this pet policy subjects the guest to additional fines or termination of the rental
period. Guest pet policies and unit availability are subject to change per county and
association rules and regulations at any time. If there is evidence of any kind of pet in a
property where no pets are allowed or on the premises, a damage charge will be
incurred, and you will be asked to board your pet. We will be pleased to recommend
boarding facilities for your pet if necessary.

SERVICE ANIMALS: Sandy Feet VR, LLC is committed to providing reasonable
accommodation to protect the rights of guests with disabilities which include bringing
service animals or emotional support animals under the terms of The Fair Housing
Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of
the Americans with Disabilities Act. If a guest needs a service animal or emotional
support animal to ease the symptoms of a disability (as defined under the above Acts),
he or she should request a reasonable accommodation, in writing, at the time of their
reservation or as soon as possible. Guests should also include a note from his or her
service provider, such as a doctor or therapist, verifying the need for the support animal.
Guests need not disclose the details of their disability, nor provide a detailed medical
history.


COMMUNITY RULES: Guests agree to abide by rules of the community. These may be
posted in the unit or at the community pool or office. These rules may change from time
to time.


FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be
subject to forfeiture of advance deposit and/or rental money and the party will not be
permitted to check-in or will be asked to vacate the premises immediately.

 

GUEST assures Sandy Feet VR, LLC that the tenants will observe all conditions and
terms of this agreement as to maintaining the rental in good order and appearance and
will conduct themselves in a manner inoffensive to neighbors.
GUEST assures Sandy Feet VR, LLC that any tenant who violates any of the terms of
this Agreement shall be immediately denied occupancy and shall remedy any damages
or other expenses, which are caused by the tenant and/or the tenant’s guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs
on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience
neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any
law or ordinance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this agreement and such further time as he/she
occupies the premises, he/she will keep the rental clean and free of trash, garbage, and
other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in
the same condition as at the beginning of, or may put in during the term of the
agreement, reasonable wear and tear and damage by unavoidable fire and casualty
only exception.GUEST agrees to indemnify and save Sandy Feet VR, LLC harmless from all liability,
loss or damage arising from any nuisance or harm made or suffered on the premises by
the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct
of any persons entering, occupying or visiting the premises. Sandy Feet VR, LLC
accepts no responsibility or liability for any loss or damage or alteration to the terms of
your reservation caused by events beyond our control, including but not restricted to
war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures,
loss of luggage, adverse weather conditions, fire flood, or industrial dispute. Sandy Feet
VR, LLC cannot accept any liability for failure of public supplies such as water, electricity,

Internet or breakdown of the air conditioning system. Nor for the consequences of the action

or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.

Sandy Feet VR, LLC cannot accept any liability for your personal safety during your
vacation. It is particularly important that children are supervised at all times in and
outside the vacation property. Sandy Feet VR, LLC assumes no responsibility for
accidents. You are reminded to exercise care as to your personal safety, and the safety
of your companions. Whenever possible, valuables should be left secure and out of
sight.


CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit
card provided without original signature on the charge slip, that an email of this
agreement will serve as an original, and that this Credit Card Authorization cannot be
revoked and will not terminate until 90 days after the rental is vacated. Additional
charges may include satellite TV charges; excessive cleaning fees; damages beyond
normal wear and tear and unreturned keys.
