Terms and conditions - Sandy Feet Vacation Rentals

Reservation Agreement & Payments.

By providing payment information, guests agree to Sandy Feet VR’s Terms & Conditions.
A non-refundable Reservation Down-Payment of 25% (or full payment for stays booked within 30 days of arrival) is required to confirm the booking.
The balance is due 30 days before arrival.
Payments must be made by credit card. If the balance is not paid in full by 30 days prior to arrival, Sandy Feet VR reserves the right to cancel the reservation.

Cancellation Policy

A reservation is confirmed once we receive a 25% deposit of the total booking amount.
There is free cancellation if done within 24 hours: You may cancel within 24 hours of booking for a full refund.
(Please note: This does not apply to last-minute bookings or anything booked within 14 days of arrival).
If you cancel at least 45 days before arrival, you will receive your deposit refunded to your original payment method, minus a 6% processing fee.
(Travel insurance premiums and condo fees, if applicable, are non-refundable.)
30 days before check-in the full balance is due and non-refundable.
**Please note: Crescent Beach Club / Lighthouse Towers has a different Reservation & Cancellation Policy:

For cancellations related to hurricanes or weather events, travel insurance is recommended to protect your trip.
Termination by Owner – In the event of ownership transfers, property removal from rental use, or unforeseen circumstances making the property unrentable, Guests will not hold SandyFeetVR liable. Guests will be relocated to a comparable property or receive a full refund if no comparable properties are available.

Check-In / Check-Out

Check-In: After 4:00 PM | Check-Out: Before 10:00 AM.
Check-In instructions with access codes will be emailed 48 hours before arrival.
Late check-out without approval may result in a charge of a full day rate.
Lost keys, pool tags, or parking passes will be charged at the replacement cost (keys: $100, pool tags: $40, parking passes: $50).

Property Condition & Damage Waiver

Guests are responsible for any damages caused during their stay.
Damage Waiver is automatically included to cover up to $1,000 in accidental damage.
- Intentional damage, misuse, or negligence is not covered and will be charged to the guest’s credit card.
- Excess cleaning, missing linens, or damage due to unauthorized pet use or excess occupancy will also incur additional charges.
- Guests must notify SandyFeetVR of any damage immediately upon arrival to avoid being charged for pre-existing issues.

Occupancy, Pets, & Use of Property

Minimum age to rent: 25, unless part of a family group or approved by Sandy Feet VR. False reservations will be canceled, and guests may be evicted.
Maximum Occupancy – Occupancy limits, including day visitors and children, are specified for each property. Exceeding these limits without approval from SandyFeetVR may result in eviction and forfeiture of all payments. Many properties have limited parking and cannot accommodate large gatherings or multiple cars.
Unauthorized pets, parties, or gatherings will result in eviction and loss of payment.
Pets: Dogs only with prior approval. A non-refundable pet fee applies (see property details for specifics).
- Certain breeds not allowed: Akita, Pitbull, Rottweiler, Doberman, Husky, Mastiff, etc.
- Unauthorized pets incur a $500 fee and possibly eviction.
- All pets must be pre-approved by SandyFeetVR, and the pet’s breed and weight must be disclosed.

General Policies

Non-smoking: All properties are non-smoking (including balconies and patios). $500 fee if violated.
Guests must follow condo or complex association rules provided in Check-In Documents. These may include rules on parking, quiet hours, pool use, etc.
SandyFeetVR is not responsible for events beyond our control, such as weather, utility outages, nearby construction, or other disturbances.
- Travel Insurance is recommended to protect against loss due to unforeseen events like hurricanes or illnesses.
- Hurricane Policy – SandyFeetVR is not responsible for weather-related events, including hurricanes. We offer non-refundable travel insurance for trip cancellations or interruptions due to hurricanes or closed roadways. If Guests decline insurance, no refunds will be given for unforeseen events like illness or evacuations, and the trip investment may be lost.
Guests are responsible for the safety of themselves, their children, and guests. SandyFeetVR and property owners are not liable for any accidents or injuries that occur during the stay.

Cleaning & Supplies

Standard cleaning is included, but guests may incur additional charges for excessive cleaning, dirty dishes, or excessive laundry loads left behind.
Linens and towels are provided. Guests are responsible for any lost or damaged linens.
Initial supplies (toilet paper, soap, trash bags) are provided, but guests are responsible to replenish as needed during their stay.

Repairs & Maintenance

Guests must notify SandyFeetVR promptly about any repair or maintenance issues. SandyFeetVR will make reasonable efforts to fix problems during the stay.
If repairs are needed due to misuse or negligence, guests may be charged.
SandyFeetVR may need to enter the property for repairs, inspections, or emergencies, with as much notice as possible.

Liability & Hold Harmless

Guests agree to release and hold harmless SandyFeetVR, property owners, and representatives from all liability regarding accidents, injuries, or damage to personal property that occurs during the stay.
Use of amenities (pools, grills, bikes, etc.) is at guests’ own risk.
alcohol should not be consumed near water activities.
Pets and children must be supervised at all times

Good Neighbor

SandyFeetVR properties are located in mixed-use neighborhoods, and guests are expected to respect the local community.
Excessive noise, parking violations, or disruptive behavior may result in eviction and the forfeiture of payment.

Property Access & Entry

SandyFeetVR reserves the right to enter the property for disturbance checks, repairs, or improvements with reasonable notice.
Guests should not contact the condo complex office for property issues. All maintenance requests should go through SandyFeetVR directly.

Construction & Property Changes

SandyFeetVR cannot control construction or maintenance in nearby buildings or complexes. Guests may experience noise or disturbances. No refunds or relocations will be provided due to construction issues.
In the event of a property transfer, owner removal, or other unforeseen issues that make the property unavailable, guests will be relocated to a comparable property or receive a full refund.

Hold Harmless for Recreation Equipment

Guests acknowledge that use of SandyFeetVR’s recreation equipment (e.g., bikes, beach toys, kayaks) is at their own risk.
Guests agree to return all equipment in the same condition. Failure to return or damage equipment may result in additional charges.
